Four sources, one reading

The audit cross-references four sources before producing a single figure. Nothing is estimated where something can be read, and every reading carried into the report states its source and its date.

01

The address

Air quality, distributed water, radon potential, noise exposure, flood risk, neighbourhood canopy, light pollution, climate trajectory. These readings come from public registers, obtained for you. Every figure carried into the report states its source and its date.

02

The building

Year of construction, envelope, windows and doors, ventilation, services, equipment installed and servicing actually carried out. All of it collected space by space by the questionnaire.

03

The documents provided

Photographs, plans, invoices, product sheets, servicing certificates and analysis reports. What you provide prevails over what is estimated. A window invoice or a water analysis changes a conclusion.

04

The reference values

They come from public reference bodies and from peer-reviewed literature. They are cited in the report, so that every reading can be verified.

A score, and the order to act in

Fourteen sections, delivered in 48 hours and walked through with the expert who conducted the analysis. Three of its figures, below, taken from a real report.

One score per space

A global score tells you where you stand. This one tells you where to walk in. Each audited space carries its own score and the reason for it, in one line, so that the plan that follows starts with the room that loses you the most.

Thirteen domains, ranked

Air, light, water, sound, temperature, materials, calm, biophilic design and the rest, each with its own note, ordered from the weakest to the strongest. This is the figure that tells you where the property loses points, and it is almost never where owners expect.

What each action gains, and what it costs

The plan is not a list of good intentions. Every action carries the points it adds to the score and the range it costs, from the free ones to the ones that need a trade. You act in that order, or you do not act at all: either way you know exactly what you are giving up.

Figures taken from a real report, anonymised. Every value in a report carries its source and its date.

Measure, understand, transform

The Protocol establishes what ought to be done. The three that follow carry it out, with the same experts, and each can be engaged on its own.

An expert frames the engagement before it begins. Thirty minutes to set out your spaces and how they operate, a written proposal on the number of room types and common areas, then the campaign, readings, questionnaires and a site survey where the scope provides for one.
